Family-owned, five-star housebuilder, Bloor Homes, is preparing outline proposals for a residential neighbourhood at a sustainable location on the edge of Mile Oak.
The proposed new neighbourhood would include:
- Up to 250 high-quality family and affordable homes.
- Up to 50% would be affordable, including shared ownership homes for first time buyers.
- Potential to provide accessible homes or bungalows as part of the housing mix.
- A gas-free development with all homes built to be net zero carbon-ready, including air source heat pumps, solar panels, uprated insulation and EV charging infrastructure.
- A landscape-led approach to development, with the retention of existing woodland and the majority of hedgerows, alongside extensive planting of new trees and woodland areas.
- Extensive public open space, including a network of walking and cycling routes linking with existing public rights of way.
- Proposals to reduce speed limits on Sutton Road and Hints Road, alongside the provision of a new toucan crossing on Sutton Road.
- A children’s play area for new and existing residents.
- Community orchards and areas of biodiversity enhancement.
- Bird nesting bricks or boxes in every new home and hedgehog highways between gardens.
- A package of investment to support local services, to be determined in consultation with statutory consultees such as the local NHS Integrated Care Board, education and highways authorities, and others.
A focus on sustainability and biodiversity
The new homes at Mile Oak will be built to Future Homes Standard, meaning a gas-free development with new homes incorporating air source heat pumps, solar panels, uprated insulation and EV charging infrastructure. This will deliver a neighbourhood of Net Zero Carbon-ready homes.
We want to deliver a high-quality, healthy new neighbourhood, with a focus on providing extensive green public open spaces and significant biodiversity enhancements. Existing mature trees and woodland will be retained, along with the majority of existing hedgerows. New landscape planting will deliver a significant increase in tree cover across the site, including the creation of new woodland belts. The sustainable drainage scheme for the site will deliver high quality wetland habitat. This focus on green infrastructure will soften the urban edge of Mile Oak, respecting the surrounding countryside to the west, while seeking to deliver biodiversity net gain of at least 10%.
Bloor Homes is a member of the Homes for Nature programme which will see the installation of nesting bricks or boxes in every new home and hedgehog highways between gardens.

Outline planning application
Early autumn 2025We will submit an outline planning application for our proposed new neighbourhood to Lichfield District Council. This website will be updated with information about the submitted plans and email notifications will be sent to all who have opted-in to receive them advising of the outline planning submission.
Statutory consultation
Autumn 2025Lichfield District Council will carry out Statutory Consultation on the submitted outline plans, seeking feedback from statutory bodies such as Fazeley Town Council, the local NHS Integrated Care Board, education providers and highways authorities, as well as members of the public.
Outline planning application determined
In line with Lichfield District Council planning timescalesLichfield District Council will make a decision on our outline planning application.
Reserved matters planning applications
Estimated 2026Should outline planning permission be granted, we will then prepare detailed Reserved Matters planning applications for the new neighbourhood. This would involve further consultation with the community on these matters of detail prior to the Reserved Matters planning application being submitted.
